We provide affordable housing for today’s workforce, and we are conveniently located in south Lake Charles, minutes from Lake Charles Regional Airport. Interstate 10, and I-210 are easily accessible for quick commutes and travel.

Our area features many nearby attractions, restaurants, and grocery stores, and access to Lake Charles’s expanding industrial sector, at an affordable rate. 

Rules and Agreement

Rent is payable monthly in advance on the 1st (first) of each and every month that this agreement is in effect. A Late fee of $50.00 (Fifty Dollars) will be applied if payment is not received by the 5th of every month.

Payments must be made by check or money order, NO CASH WILL BE ACCEPTED made payable to PHAROS MANAGEMENT COMPANY, LLC and delivered to: Property Manager

Please complete the attached List of Occupants (See Exhibit A). Only persons on the List of Occupants are allowed to live in the rental unit. You must obtain permission from the Landlord before allowing someone to move into your unit.

No pets are allowed without management approval. Dogs must be kept on a leash at all times when outside.

Garbage is to be placed INSIDE the dumpster. Do not place bags of garbage on the ground under any conditions. Furniture, appliances, building materials, tires and other debris must be hauled off the premises and disposed of by Tenant. DO NOT put these items in the dumpsters or anywhere on the property. Any Tenant caught dumping, will be charged a removal fee.

Tenant shall keep and maintain their Lot premises in a clean and sanitary condition AT ALL TIMES. Please do not throw trash on the ground around your home. If Landlord has to pick up trash in your yard, you will be charged a fee of no less than $50 (fifty dollars). Tenants are responsible for weeding and mowing grass on their Lot. Grass taller than 6 (six) inches will be mowed by the Landlord and a fee of $50 (fifty dollars) will be charged to the Tenant.

A speed limit of 10 (ten) miles per hour applies to all roads on the property. Motorcycles and motorbikes may not be ridden except to come and go from the Tenant premises. Use of go-karts and ATVs are not allowed to be ridden on the premises. Non-running cars or unlicensed vehicles are not allowed to remain on the property more than one month. After that, they must be removed from the park. Large, commercial trucks may not be parked on the property for any reason. Do not block driveway access of other tenants. If Landlord has to remove vehicles, the Tenant will be charged a vehicle removal fee of $50 in addition to the being charged to haul the vehicle from the property. A limit of 2 vehicles per rented lot are allowed. Any more will require permission from the management

Any leak in the WATER OR SEWER plumbing must be repaired or reported at once, RUNNING TOILETS MUST BE REPAIRED AT ONCE. Report any other repairs that need to be made to the Landlord. You will be charged for any repairs that you or your guests are responsible for.

Nothing except toilet tissue is to be flushed down toilets. Do not flush paper towels, handy-wipes or baby wipes, feminine hygiene products, condoms, etc. If your sewer becomes stopped up and any of these items are found, you will be charged for the plumbing repairs.

Respect the rights of other tenants. No loud music, profanity, fighting, yelling or other unnecessary noise. No illegal drugs or drunkenness will be tolerated. You will be held accountable for the actions of your guests.

Fireworks, firearms, BB guns, bows & arrows are strictly prohibited.

Tenant shall comply with all laws in force. Parish law requires that all mobile homes have tie downs and 3 (three) inch house numbers. Call the Landlord for location of utility lines before installing tie downs.

Tenant must notify Landlord in writing as soon as Tenant knows of intent to move or vacate premises. The minimum notice required is 30 (thirty) days before rent is due. Rent will be charged until all possessions are removed from the property. The Lot is to be left clean and in rentable condition.

Home must be maintained in good repair to remain in the park. Before selling a home, the Purchaser must be approved by the Landlord if they intend to leave the unit on the property, Lot rents must be brought current prior to the sale of any mobile home. The new owner must complete a new Lot Rental Agreement.

Tenant shall not sublet any portion of the premises without prior approval of landlord.

If Tenant falls to pay rent when due, or fails to follow rules. Landlord may evict the Tenant. If the Tenant is evicted, or if the tenant abandons or vacates the property, while in default of payment of rent, Landlord may consider tiny property left on the premises, including the mobile home, to be abandoned and may dispose of the same. Tenant will be held responsible for all costs involved with disposing of said property.

Should Landlord have to bring an action before the court, Tenant will pay all of the costs in connection with the suit, including reasonable Attorney fees and court costs.

Management reserves the right to change or amend any part of this Rental Agreement at any time.
